SuperNova Properties was founded in 2016 by a licensed real estate agent, Nova Shank, with over a decade of experience in the industry. It all started with a phone call from a dear friend who was facing foreclosure. They had fallen on hard times, lost their job and their business, and their house had fallen into a state of severe disrepair. Despite their circumstances, they had kept their struggles hidden for over a year.
With just 80 days before their house was going to be sold at auction, the real estate agent knew they had to act fast to help their friend. Through a Comparative Market Analysis (CMA), they determined that the house was worth $280k in its current condition, but with significant deferred maintenance and repairs, it had lost much of its value. The homeowner was in default for $160k, but the real estate agent knew that if they fixed up the house, they could sell it for much more.
So, the real estate agent asked their friend if they could invest in the house, and they entered into a partnership agreement that specified that they would split the profits 50/50 after the rehab cost. The rehab cost was estimated to be around $70,000, but the real estate agent was confident that the investment would pay off.
Over the next few weeks, the team at SuperNova Properties managed the rehabilitation of the property, ensuring that all necessary repairs and upgrades were made to the property to increase its value. This included fixing the water damage, painting the interior and exterior, roof repair, repairing the hot water heater, and renovating the bathroom and kitchen.
Once the property had been rehabbed, SuperNova Properties sold the house for $505k, just nine days before the auction was scheduled to take place. After the rehab cost was deducted from the proceeds, the profits were split 50/50 between the homeowner and SuperNova Properties.
